  • Freehold Sales:                From £400-£1200
  • Leasehold Sales:              From £500-£1500
  • Freehold Purchase:         From £450-£1400
  • Leasehold Purchase:       From £550-£1600
  • Re-mortgage:                  From 500- £1200

Property Searches

  • Local Authority Search, Drainage & Water Search, and Environmental Search: Dependant on searches required and local authority
  • Specialist Searches (Coal Mining, Tin Mining, Company Searches): Available upon request

Disbursements

  • Land Registry searches – £3
  • Office copy & plan – £6
  • Bankruptcy Searches – £2 per purchaser
  • CHAPS Bank charge – £12

  • Stamp Duty Land Tax (SDLT) or Land Transaction Tax (LTT) – variable depending on your circumstances

Expedited Transaction Fees

  • Expedited Property Transaction Fees (Exchange and Completion Within Ten Working Days): From £800 – £1500

Stamp Duty Land Tax / Welsh Revenue Authority Land Tax

  • Stamp Duty Land Tax / Welsh Revenue Authority Land Tax (Completion of SDLT Tax WRALT and Return): £100

Grant/Assignments of leases & Leasehold Title Issues & Fees

  • Grant of lease fees: from £650 to £1500
  • Assignment of lease fees: from £500- £1500
  • Leasehold Title Fees: £100 – £200

The following additional disbursements may apply to leasehold properties and you will be advised as and when they are applicable during the course of the transaction: 

  • Notice of Transfer fee – This fee if chargeable is set out in the lease. Often the fee is between £50- £300
  • Notice of Charge fee (if the property is to be mortgaged) – This fee is set out in the lease. Often the fee is between £50 and £300
  • Deed of Covenant fee – This fee is provided by the management company for the property and can be difficult to estimate. Often it is between £75 and £300
  • Certificate of Compliance fee – To be confirmed upon receipt of the lease, as can range between £50 to £300

These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents. 

You should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.
